The North Campus Ridge Homeowners Association (HOA) manages common areas, enforces covenants, and ensures the community's smooth operation.
Who is a member of the HOA?
Every homeowner in the North Campus Ridge Subdivision is automatically a member of the HOA.
Common Areas and Maintenance
What are common areas, and who maintains them?
Common areas include designated lots, walkways, landscaping, and equipment. The HOA is responsible for their maintenance and upkeep.
Are there restrictions on exterior modifications?
Yes, exterior changes require approval from the Design Review Committee. Plans must align with Maharishi Vedic Architecture and comply with HOA guidelines.
Property Use and Restrictions
Can I rent out my property?
Yes, but rentals must be a minimum of 30 days. Occupants must participate in Maharishi International University (MIU) programs or meet other outlined requirements.
What are the rules about pets?
Number of Pets: Each household is limited to two pets.
Permissible Pets: Allowed pets include small domesticated animals such as dogs (each under 25 lbs), cats, rabbits, gerbils, guinea pigs, hamsters, and caged birds.
Prohibited Dog Breeds: Dogs that are considered dangerous breeds or mixes (e.g., Pit Bulls, Rottweilers, German Shepherds, Dobermans, Mastiffs, and Chow Chows) are not allowed.
Behavior Expectations: Pets must be quiet and well-behaved. Dogs must not habitually disturb the peace, and cats are allowed to roam unless they become a nuisance.
Leash Requirements: Dogs must be leashed when outside.
Grandfathering Clause: Existing pets that do not meet current restrictions may be "grandfathered in" on a case-by-case basis. However, once such pets pass away, they cannot be replaced with non-compliant animals.
Fines for Violations: If pet behavior creates disturbances or violates rules, the Board may impose fines or require the pet’s removal.
What business activities are allowed?
Units cannot be used for activities that substantially increase road traffic. Small home offices or businesses that don't disrupt the neighborhood are generally acceptable.
Can I install alternative energy equipment?
Equipment such as solar panels or generators must receive prior approval from the Design Review Committee.
Community Rules
Are there rules about trash and cleanliness?
Yes, garbage cans must be concealed and removed from the street within 24 hours of collection. Units must be kept clean and tidy.
Are there restrictions on signs?
Billboards and political signs are prohibited. "For Sale" or contractor signs require prior approval.
HOA Fees and Finances
What are HOA fees used for?
HOA fees fund common area maintenance, infrastructure improvements, and HOA operations.
What are the current HOA fees?
$150 per month for properties with a garage.
$120 per month for properties without a garage.
What happens if I don’t pay my HOA fees?
Unpaid HOA fees become a debt and may result in a lien on the property.
Snow Removal
What happens when it snows?
The HOA will make every effort to get all walks and driveways shoveled and roads cleared as quickly as possible following snowstorms. If you have a legitimate emergency and need to leave faster than your neighbors, please contact the HOA directly. Otherwise, please be patient and allow time for the snow removal team to clear all areas.
Governance
How is the HOA governed?
The HOA is managed by a Board of Directors elected by homeowners. The Board appoints officers (president, vice president, treasurer, secretary) to oversee operations, budgets, and compliance with community rules.
Can the HOA impose fines?
Yes, the HOA can impose fines for violations of covenants and bylaws.
How are HOA rules changed or made?
Rule changes require a majority vote during meetings, with a quorum of 50% of members required to conduct business.
Enforcement
What happens if someone violates HOA rules?
The HOA can take legal action to enforce rules, including levying fines or placing liens on properties for unresolved issues.
Construction and Remodeling
Do I need approval for construction or remodeling?
Yes, plans must be submitted to and approved by the Design Review Committee before starting any construction or significant alterations.
Are there time limits for construction projects?
All projects must be completed within 18 months unless the HOA grants an extension.
